Vision
The Existing Residential Land (approximately 70 acres)
The existing residential land is composed of three distinct areas. Approximately 80% of that land has a Council approved development plan for approximately 230 residential allotments.
A second area of land has been set aside for a retirement village.
The third parcel of land facing the beach is environmentally sensitive and needs special development consideration.

The Residential Area (Stage No. 1)
The approved development area contains a subdivision set out in an orthodox manner due to existing street entries surrounding the land. Most allotments are standard size (slightly over 500 square metres), 20% of those would be slightly larger or smaller than the standard size. Due to the shape of the land, the large Council's reserve and the existing street connections, it is most difficult to provide greater variation in allotment sizes or set aside park land or playgrounds without sacrificing residential allotments.
The development of this land would connect two major sections of the township which are now separated over a considerable distance. This consolidation will provide a shorter route to the beach as well as improving the general internal and external traffic pattern of the existing township.

The Retirement Village Area (Stage No. 2)
It is envisaged that the retirement village will contain 90-120 town-housing units (depending on designs and size of units). The present Coronet Bay township has a predominance of aged people who are reaching the stage in their life where a retirement village lifestyle would be very attractive to them. Looking after themselves, their house and garden, cooking and cleaning is beyond their capacity as they become older and feable. They obviously love Coronet Bay, therefore, would not need to shift to other localities when this stage is reached.
The retirement village would offer to those people a relieved, leisurely lifestyle and comfort, a community inter-relationship, friendship, activity and interest. Boredom is the greatest enemy of old age. A retirement village also offers security, medical attention, entertainment, regular wholesome meals, exercise, swimming, gym, library, happy hour etc. Leisure, friendship and activity to fill the days.
The big economic question is – can the aged community of Coronet Bay and/or Corinella (who are mostly pensioners) afford entering a retirement village? That is where the facilities and amenities provided by the Sporting Village would make all the difference to the cost of building the retirement village as those facilities do not need to be duplicated. Therefore, the Sporting Village must provide those facilities (or at least some of them) before the retirement village can become operative.
We are convinced that the appreciation of values due to the upgrading of the Coronet Bay township to a premium resort development, will provide those pensioners with enough return from the sale of their present homes to enter the village and pay the monthly management fees required.
It is proposed to use local labour and staff to operate the retirement village. It is also envisaged that local volunteers would offer to help looking after the aged residents.

Significant Environment Land Area (Stage No. 3)
This parcel of land contains approximately 6 acres and has a significant coastal banksia population which must be respected. However, the land can be made very attractive with fountain-lake, flower garden landscape to contain a nursing hostel for ill and disabled residents of Coronet Bay, Corinella and surrounding area.
It would provide the opportunity in the future to transfer those residents who need nursing assistance from the retirement village without upsetting them by moving them to other locations.
Without affecting the banksia plantation this area has enough building land to accommodate staff and management, administration offices, parking for visiting doctors, nurses, dentists, masseurs, chiropodist, chiropractors etc. servicing the nursing hostel residents. Government and philanthropic contribution as well as local volunteers could make this facility viable.
